The median home size most highly desired among home shoppers is 2,226 square feet, according to the National Association of Home Builders’ “What Home Buyers Really Want” survey.

The size of home most desired can vary greatly depending on the buyers’ age, race, and ethnicity, the study found.

As buyers’ ages increase, they tend to want less space, the study finds:

  • Buyers younger than 35 said they most desire a home size of 2,494 square feet.
  • Buyers 65 and older, they want a home that is 2,065 square feet.

Umbrella insurance offers added homeowner liability protection that kicks in after homeowners insurance reaches its coverage limits.

Understand homeowner liability

Liability insurance covers homeowners in the event you get hit with a lawsuit. Some of the liability risks faced by homeowners are more apparent than others. For example, a house guest takes a tumble after slipping on your hardwood floors, or a neighbor’s kid falls off a swing in your backyard. Insurance agents call swimming pools, jungle gyms, and trampolines “attractive nuisances” because they draw children unable to appreciate their dangers.

The National Association of REALTORS® has won a challenge to the use of its trademark REALTOR® in a domain name operated by the website GayRealtor.com 

NAR rules allow members to use its trademark REALTOR® in domain names according to specific requirements and rules. After extensive but unsuccessful efforts by NAR to persuade the operator of the website GayRealtor.com to comply with those rules, NAR challenged the use of that domain name in an administrative proceeding before the Internet Corporation for Assigned Names and Numbers (ICANN), the body that governs use of such domain names.

ICANN issued its decision on March 7, 2012 holding that use of GayRealtor.com was misleading and not adopted in good faith.

NAR owns numerous U.S. trademark registrations for the term “REALTOR,” and only NAR members can use the REALTOR® marks in accordance with governing NAR by-laws.

REALTOR® marks can only be used in connection with a member’s name or the legal name of his or her real estate firm to identify themselves as a member of NAR. Members are given notice of this obligation upon obtaining membership with the association. NAR also permits the use of the mark REALTOR® in a domain name or advertisement, but only in connection with the member’s name or firm’s name.

“The REALTOR® mark is a valuable branding and marketing resource allowed only to NAR members,” said NAR President Moe Veissi.

“The term REALTOR® is not only protected by federal law, but it is also a membership benefit that distinguishes members from all others in the real estate business. NAR works hard to protect the integrity of this brand for its 1 million members.”

The Table below shows the most relevant real estate data for the month of  MAY 2010 and compares it with the previous month and the previous year, APRIL 2010 and MAY 2009, respectively, in  the $100,000 to $5 Million price range. The table was compiled from MLS data. 714 properties were SOLD in PRINCE WILLIAM COUNTY, Virginia, during the month of MAY 2010.  Out of those 714 properties, 531 SOLD within 0-30 days of being on the market.

 

 

The Median Sale Price means that 50% of the SOLD homes were above the median price and 50% of the SOLD homes were below the median price.  The MEDIAN Sale Price in PRINCE WILLIAM COUNTY, Virginia, was $240K during the month of MAY 2010.

On April 8, 2010, Commissioner Dave Stevens announced that, effective immediately, FHA will begin accepting electronic signatures on “third party documents originated and signed outside of the lender’s control, such as real estate contracts.” This change is the first in a series of changes that eventually will permit more real estate transaction documents to contain electronic signatures, thus improving the efficiency of FHA mortgage transactions.

NAR President Vicki Cox Golder praised the move and commended FHA’s “refreshing attitude towards modernization.” NAR CEO Dale Stinton also noted that “the use of electronic signatures in real estate transactions is a valuable tool for the consumers and the real estate industry.” Since last fall NAR has been partnering with it REALTOR Benefits® partner, DocuSign, to help buyers and sellers sign bids and other closing documents online.

NOTE: Home sellers and home buyers are NOT obligated to use electronic signature – it’s a personal decision that must be based on individual situation, availability to provide “wet” signature, and comfort level with electronic signature.

NOTE: Electronic signature is useful for home sellers and home buyers who travel a lot and do not have  immediate and timely access to scanner and fax machine – when time is of the essence.

The Center for Neighborhood Technology analyzed the Housing + Transportation Affordability Index, which examined 161,000 neighborhoods housing 80 percent of the U.S. population, and concluded that for most families, transportation is the second-largest household expense.

It is also a fairly unmanageable one, the study concluded, because it is difficult for families to estimate the full cost of a location before they move there. Gas prices and employment demands aren’t very predictable for many.

A new study contends that only 39 percent of U.S. communities are affordable for typical households when the cost of transportation is included in the calculation of housing costs.

Factors that can help people control transportation costs include walkable neighborhood streets, access to public transit, and nearby retail.

It is advisable that home buyers find out the Walk Score of their new home. It is also a good idea to drive to and from work during regular traffic hours BEFORE the house is purchased to find out how long it would take to commute to work from the NEW home, and to estimate the weekly and monthly transportation costs

According to a survey of public attitudes by Fannie Mae, the housing crisis has changed how Americans view homeownership, 

  • The number of people who view homeownership as a safe investment declined from 83 percent in 2003 to 70 percent in 2009.
  • 48 percent of those surveyed said banks should foreclose on people who don’t pay their mortgages.
  • 53 percent blamed borrowers – instead of banks – for taking out bigger loans than they could afford.
  • 15 percent of respondents said it is acceptable for borrowers who are underwater to walk away.

Everyone knows the old real estate mantra: LOCATION, LOCATION, LOCATION

No doubt, another one is: MORTGAGE, MORTGAGE, MORTGAGE

.

The interest rate and the type of mortgage the home buyer chooses and qualifies for are very important part of a real estate transaction. Fortunately, we are experiencing historically LOW interest rates at the current time.

.

Most lenders advise their clients to lock-in their interest rate at the earliest opportunity.

This is good for the lender as they gain a new mortgagor (borrower = mortgagor; lender = mortgagee).

But is it good for the borrower/home buyer?

.

Lenders justify their advice to lock-in as early as possible because they do NOT want to be legally responsible if the interest rates go up. The lock simply eliminates any risk of the borrower being exposed to market volatility.

Once the mortgagor locks-in the rate, they are responsible for the increase in rates, even though locking in on a rate does NOT obligate the borrower to commit to the loan until the loan is actually closed on the SETTLEMENT day.

.

When a lender permits an extended lock-in period, the borrower will usually see either a higher interest rate or more points associated with the loan. The lender does this to minimize their own exposure to market volatility; hence the borrower pays for the lender to take on this risk.

For example, a 30-day rate lock commitment may cost the consumer one-half point, while a 60-day rate lock commitment could cost 1 full point. If the borrower needed an extended lock period, but did not want to pay points, the lender could make up the difference in the interest rate. In this case, typically, a 60-day lock would have a higher interest rate than a 30-day lock.

.

Ideally, every home buyer should get a pre-approval BEFORE pre-viewing homes to find out how much home they can purchase. Once the offer is ratified, the borrower should apply for a mortgage and lock-in the interest rate.

Today, with the new RESPA rules, it takes 30-45 days from ratified offer to settlement. In case of a short sale, it takes 30-45 days from the lender approval.   

.

The biggest risk of NOT locking-in early is NOT being able to quality for the loan the borrower wants, IF the interest rates INCREASE.

If interest rates drop .25% or more, a good, professional and ethical lender will renegotiate the rate or the borrower can take the loan to another lender. Often the lender allows for a renegotiation of the rate to avoid losing the loan to another lender.

.

Home buyers/borrowers must remember that once the the offer is ratified and the financing contingency removed, the home buyer CAN change the lender; however, that change CANNOT delay the settlement DATE or be detrimental in any way to the SELLER – unless the Seller cooperates.  If the Seller does NOT cooperate, the home buyer can find himself/herself in DEFAULT and in the COURT – never a good situation to be in.
